Downtown Jebel Ali is a genuine employment-led location rather than a lifestyle one. Jebel Ali Port and the free zone employ a very large workforce, and residential stock close enough to walk or drive in minutes is comparatively scarce. That is the rental case, and it is a durable one.
The counterpoint is resale. Employment-led districts attract tenants reliably but a narrower pool of owner-occupier buyers, so exits tend to be slower than in lifestyle communities at similar price points.
