South Bay 1
South Bay 1 is the inaugural phase of South Bay, a gated waterfront community in Dubai South wrapped around a crystal lagoon. The phase offers three- to five-bedroom townhouses and villas with built-up areas spanning roughly 2,900 to 4,800 sq ft.
Launch pricing started at AED 1.9M for townhouses and AED 3.4M for villas, on a 20/60/20 structure. Resale villas are now listed between AED 4.35M and AED 5.7M, reflecting demand for the lagoon frontage.
Construction has reached the final stages, with handover reported for late 2025. Buyers are now largely dealing in near-ready or completed inventory on the secondary market.
