Bay Estate is a planned gated waterfront residential community by Nakheel at Dubai Islands, announced on 5 October 2026. The release comprises approximately 360 three- and four-bedroom residences alongside beachfront and waterfront plots for buyers who want to build their own home.
The wider Dubai Islands masterplan carries 2.4 km of beachfront and 6.5 km of waterfront, and Bay Estate is planned around a beach club, clubhouse, marina facilities, retail and wellness and sports areas. As a low-density, villa-led gated scheme from the island's master developer, it targets end users rather than short-stay investors.
Broker listings now show entry from around AED 5 million with handover in Q3 2029; payment terms and plot dimensions are still to be confirmed by Nakheel.
