Location is what separates Sobha Central from Sobha Hartland II. Hartland II is a waterfront masterplan in MBR City; Sobha Central sits at a major interchange with Bluewaters, JBR, Dubai Marina and JLT all within a short drive. For a tenant working in Media City, Internet City or the Marina, that is a materially better commute — and commute is what drives rental demand.
Being first to complete within a masterplan has a practical trade-off: you take possession while the surrounding towers are still being built, but you buy at pricing set before the cluster is finished.
