Project Overview
Expo City Dubai, the permanent legacy of Expo 2020, has been reimagined as a human-centric smart city district spanning 4.38 square kilometres. Anchored by iconic pavilions including Terra (the Sustainability Pavilion), Alif (the Mobility Pavilion) and the Al Wasl Plaza dome, the district blends innovation, culture and sustainable urban living.
Under the stewardship of the Dubai Expo City Authority, the district is rapidly evolving into a hub for technology companies, international organisations and knowledge-economy enterprises. Siemens, DP World and the UAE's Ministry of Industry have already established headquarters within the precinct.
The masterplan envisions a resident population of 80,000 and a daily visitor and worker population exceeding 160,000. With 80% of the site's built infrastructure retained from Expo 2020, the development benefits from an unparalleled head start in delivering a fully functional urban district.

Investment Thesis
Purpose-built smart city districts from Songdo to Masdar demonstrate that early residential investors capture the most significant appreciation as commercial tenancy and population targets are achieved.
The retention of AED 30 billion in Expo infrastructure means Expo City enters the market with a built environment that would take a conventional development a decade to replicate, compressing the timeline to value realisation.
The convergence of Expo City, Al Maktoum Airport expansion and Etihad Rail creates a southern Dubai mega-corridor that will rival Downtown–DIFC within 15 years. Current entry pricing reflects none of this future gravity.
