Bay Villas is the low-rise counterpart to Bay Grove on Dubai Islands, offering townhouses and villas from around AED 4 million. It targets buyers who want beachfront family space without Palm Jumeirah or Emirates Hills pricing.
Villa product on Dubai Islands is comparatively scarce — most of the district's density is apartments — which supports the case for the low-rise stock holding value better than the towers if demand for the area develops as Nakheel intends.
As with the rest of Dubai Islands, the honest caveat is that the district's amenity ecosystem is still arriving. Buyers should be comfortable holding through that build-out.
