The project

About Veneto

Veneto is a gated Nakheel community on the Dubai Waterfront site at Jebel Ali, planned with 1,400 villas and townhouses in a Mediterranean idiom.

Freehold homes list from roughly AED 3.3 million to 7.5 million; Nakheel also leases townhouses and villas here from about AED 175,000 a year.

Initial handovers were targeted for the second half of 2009 and the first phase is fully delivered.

How to buy at Veneto

  1. 01

    Agree the price

Agree terms with the seller of a unit at Veneto, supported by recent Dubai Land Department transactions.

Buyer and seller sign the RERA Form F memorandum of understanding and a 10% security cheque is lodged.

Nakheel issues a No Objection Certificate once any outstanding service charges or instalments are settled.

  4. 04

    Transfer

Transfer takes place at a Dubai Land Department trustee office; the 4% DLD fee is paid and the new title deed is issued.

Our read

The honest view

Every project has trade-offs. Here are both sides, so you can judge whether this one fits what you actually want.

What stands out

  • Gated with lakes and parks
  • Near Expo City and Jebel Ali Port
  • Rental and resale options

What to weigh

  • Far from the city centre
  • Phase 1 only; wider Waterfront plan unrealised
  • Older finishes
