About Sobha Hartland II

Sobha Hartland II is an 8 million square foot waterfront community in Mohammed Bin Rashid City, building on the original Sobha Hartland. It spans apartments through villas from one to six bedrooms, with reported pricing around AED 1,800–2,800 per sqft for apartments, AED 2,200–3,200 for townhouses and AED 2,400–3,800 for villas.

Sobha's differentiator is construction quality. The company is backward-integrated — it controls much of its own construction and fit-out rather than subcontracting — and finishing standards are consistently rated among the strongest of the large Dubai developers. That reputation attracts end-users rather than pure flippers, which tends to make resale demand steadier.

Handovers run from Q2 2027 through Q4 2029 depending on the sub-project: Riverside Crescent towers between Q1 2027 and April 2028, Skyscape in Q4 2028, Skyvue into 2029. The payment plan is 60/40 with a 10% reservation — meaning 40% falls due at handover, a larger balloon than the 20% typical of 80/20 plans.
