How to Read These Numbers

AED is pegged to the USD

The UAE Dirham (AED) has been pegged to the US Dollar at 3.6725 since 1997. This means the AED/USD rate barely moves, giving USD-earning buyers exceptional currency stability. GBP, EUR, INR and CNY rates do fluctuate, so the figures below are indicative always confirm at the moment of transfer.

Budget 6–8% above the headline price

The sticker price isn't the full cost. Factor the 4% DLD transfer fee, 2% broker commission, AED 4,000 trustee fee, title deed fee and if buying with a mortgage another ~1% in bank fees. International buyers should hold all-in costs in AED and only convert at the final step.

Non-resident mortgage LTV caps at 50%

If you're a non-resident borrower, UAE banks typically cap LTV at 50% for properties under AED 5M and 40% above AED 5M. That means you need ~50–60% of the purchase price in equity in your home currency, converted to AED at transfer time. Build a small FX buffer into your funding plan.

Golden Visa threshold in your currency

The AED 2M Golden Visa property threshold translates to roughly USD 545,000, GBP 430,000, EUR 500,000, INR 4.5 crore, or CNY 3.95M at recent rates. These are moving targets this converter gives you a live estimate, but your AED figure is what actually matters for DLD.
