Building and contents cover, and what your lender will insist on if you are mortgaged.
Indicative rates only. Actual premiums depend on the insurer, building age, claims history and your medical underwriting for life cover. Lenders in the UAE require both property and life cover on a mortgaged property.
What you need to know
Home insurance in Dubai splits into building cover, which insures the structure, and contents cover for what is inside. For an apartment the building is often covered by the master community policy funded through your service charge — worth checking before insuring it twice.
If you have a mortgage, the lender will require both property insurance and life cover assigned to them, sufficient to clear the loan. The life element is usually the larger premium and is priced on your age and medical history, so it rises as you get older.
Insure the building for rebuild cost, not market value. Market price includes land and location; rebuild is what it would cost to reconstruct. Over-insuring on market value is a common and expensive mistake.
Common questions
Is home insurance mandatory in Dubai?
Not by law for outright owners, but lenders require both property and life cover on any mortgaged property.
What should I insure my property for?
Rebuild cost — what it would cost to reconstruct the building — not the market price, which includes land and location value.
Does my service charge cover building insurance?
In many apartment buildings the master community policy covers the structure. Check before taking separate building cover.
