What you need to know
Off-plan payment plans are quoted as two numbers — 80/20, 60/40 — meaning the share paid during construction versus the share due at handover. The second number is the one that deserves attention, because it is a single large payment falling due on a date you do not fully control.
On a AED 1.5 million property, a 60/40 plan means AED 600,000 payable at handover. If you intend to mortgage that balance, remember the lender values the property at handover, not at purchase — and will lend against that valuation, not against what you agreed to pay.
Plans are milestone-linked in practice: 10% at foundation, 10% at a given floor, and so on. So the monthly average shown here is indicative. Always ask for the actual milestone schedule before signing, because the timing of those payments is what determines whether the plan is manageable.
