Rent-to-own arrangements appear in Dubai periodically, usually from developers with unsold inventory. The structure is simple: you rent at an above-market figure, and an agreed share of each payment credits toward the purchase price if you complete.
The economics turn on two numbers. How much of the rent actually credits — 25–30% is typical, not 100% — and how far above market the rent sits. That premium is what you pay for the option to buy, and if you do not exercise it, you have simply overpaid on rent.
The clause that matters most is what happens if you walk away. Some agreements return a portion of the credited amount, most do not. Because these arrangements are not standardised in Dubai, the terms are whatever the contract says. Have it reviewed properly before committing.
