About Greenz by Danube
Greenz is Danube’s low-rise release near Academic City: 768 three, four and five-bedroom townhouses and villas from AED 3.5 million, completing Q4 2029.
It is a departure for Danube, whose portfolio is otherwise almost entirely high-volume apartment towers. Villa and townhouse stock serves families buying to live, not investors buying to let, and the resort-style amenity mix — landscaped running paths, pool decks, wellness centre — reflects that.
The 0.5% monthly plan on a AED 3.5M villa works out at roughly AED 17,500 a month during construction, which is an unusually accessible structure for family-sized stock. Academic City itself is a university district with Emirates Road access and the Blue Line metro 5 minutes away.
