The project
About Oceanz by Danube
Oceanz is Danube’s Dubai Maritime City development — 1,705 units spanning studios to four-bedroom apartments plus Oceanic Villas, from AED 1.2 million with completion in Q1 2027.
Dubai Maritime City is a purpose-built peninsula between Port Rashid and Dubai Drydocks, two minutes from the Port Rashid boat station and roughly eight from Jumeirah Beach. It is genuinely waterfront without carrying Palm or Marina pricing, which is the whole argument for buying here.
Q1 2027 is among the nearest completions in Danube’s current range, so income starts sooner than on the 2028–2029 stock. The amenity provision is unusually broad for the price: business centre, library and multiple pool decks.

Our read
The honest view
Every project has trade-offs. Here are both sides, so you can judge whether this one fits what you actually want.
What stands out
- Genuine waterfront on the Maritime City peninsula
- Q1 2027 — one of the nearest Danube completions
- Oceanic Villas alongside standard apartment stock
- Business centre, library and multiple pool decks
- Two minutes to Port Rashid boat station
What to weigh
- 1,705 units is a very large development — plan for letting competition
- Maritime City is an industrial-adjacent district, not a leisure destination
- Confirm which units face open water rather than the port
Who this suits
- Buyers wanting waterfront without Palm or Marina pricing
- Investors prioritising an earlier handover
- Those comfortable with a large-volume building
