About Fior 1
Fior 1 sits on the water at Rashid Yachts & Marina, Emaar's superyacht district on the Arabian Gulf near Port Rashid. The release covers one to three-bedroom apartments from AED 2.2 million, oriented to the marina basin and the Downtown Dubai skyline.
The district is the differentiator here. Rashid Yachts & Marina is built around 400 wet berths capable of taking yachts up to 100 metres, with a floating yacht club and the Queen Elizabeth 2 permanently berthed as a hotel and landmark. That is a genuinely scarce proposition in Dubai — Marina and Creek Harbour have water, but not superyacht infrastructure at this scale.
At AED 2.2M entry, Fior 1 is priced above the Emaar South and Expo Living releases and roughly in line with Creek Harbour. You are paying for the marina address rather than for space, so compare price per sqft carefully against the Creek Harbour towers before deciding.
