Compare the total cost of financing against paying cash, and see what your deposit would need to earn elsewhere to justify the loan.
This compares interest cost against the return your capital could make elsewhere. It ignores tax (nil in the UAE on property gains), mortgage life insurance, and the value of liquidity — which is often the real reason to finance.
What you need to know
In a zero-tax jurisdiction the mortgage-versus-cash question is simpler than in most markets: there is no mortgage interest deduction to weigh, so it comes down to whether your capital earns more elsewhere than the loan costs you.
At a 4.5% mortgage rate, financing makes arithmetic sense if you can reliably earn above 4.5% on the capital you keep. Below that, cash is cheaper. The comparison is straightforward — the difficulty is being honest about what return you will actually achieve rather than what you hope for.
The argument that does not show up in the arithmetic is liquidity. A cash purchase locks your capital into an illiquid asset that takes months to sell. Financing keeps a reserve available for opportunities, emergencies or a second purchase. Many experienced buyers finance for that reason alone, even when the maths is marginal.

Is it better to pay cash for property in Dubai?
It depends on what your capital would otherwise earn. Above your mortgage rate, financing wins on arithmetic. Below it, cash is cheaper — though liquidity is a separate consideration.
Do cash buyers get a discount in Dubai?
Often yes. Sellers value a fast, certain transaction and cash buyers can typically negotiate more effectively, particularly on resale.
Can non-residents get a mortgage in Dubai?
Yes, though typically capped around 65% LTV with a larger deposit and additional documentation.
