What you need to know

Refinancing in the UAE is usually called a buyout, and it is common because many buyers take a fixed rate for two or three years and then roll onto a higher variable rate. If you did that a few years ago, the rate you are paying now may be well above what is currently available.

The saving is straightforward to compute, but two fees decide whether it is worth doing. Early settlement is capped at 1% of the outstanding balance or AED 10,000, whichever is lower — a useful consumer protection. The new lender then charges 0.25% mortgage registration.

The number to watch is the break-even: how many months of saving it takes to recover those fees. Under twelve months and it is almost always worth doing. Beyond twenty-four, look carefully at whether you will still hold the property long enough to benefit.
