The project
About Mar Casa
Mar Casa sits on the man-made peninsula at Dubai Maritime City, with road, air and sea access and a location tied to the emirate’s maritime history.
Maritime City is one of the few genuinely waterfront districts in Dubai that has not yet been priced like one. It sits between Port Rashid and the Drydocks, which keeps it below Marina and Palm pricing while still delivering water on three sides.
The amenity mix leans practical rather than showy: paddle tennis, aerobics and yoga studios, an organic grocery on site. For an owner-occupier that day-to-day convenience often matters more than a signature lobby.

Our read
The honest view
Every project has trade-offs. Here are both sides, so you can judge whether this one fits what you actually want.
What stands out
- Waterfront peninsula with road, air and sea access
- Below Marina and Palm pricing for genuine waterfront
- Organic grocery and paddle tennis on site
- Aerobics and yoga studios
What to weigh
- Maritime City is industrial-adjacent, not a leisure destination
- District amenity base is still developing
- Confirm which units face open water rather than the port
Who this suits
- Buyers wanting waterfront below Marina pricing
- Owner-occupiers who value everyday convenience amenities
- Investors targeting the Port Rashid and Maritime City workforce
