ORLA is Omniyat’s Dorchester Collection tower on Palm Jumeirah, with architecture by Foster + Partners and landscape by ZED Collective, completing 2026. The building holds just 89 residences alongside two super penthouses, one sky palace and a single mansion.
Scarcity is the entire proposition. Ninety-three homes on the Palm carrying both the Foster + Partners name and Dorchester Collection branded service is about as narrow as Dubai supply gets. Simplex two-bedrooms run 2,799 to 4,299 sq ft and three-bedrooms 3,181 to 4,435 sq ft — genuinely large by Dubai standards, which is what buyers at this level expect.
This is a trophy asset rather than a yield play. Rental returns on ultra-prime Palm stock are minimal and most owners do not let at all. Resale depends on finding the specific buyer who wants this specific building, which can take time.
